Your payouts are one line. Your books should not be.
Airbnb and VRBO deposit a net number and keep the detail. We turn your statements into per-property books, so you know what each place actually earns and your return has numbers behind it.
A payout is not a P&L.
What the platform shows you: A deposit, net of fees, sometimes covering two properties and three stays. Useful for cash flow, useless for taxes. What gets lost: Cleaning fees, platform commission, lodging taxes collected and remitted, and the difference between a repair and an improvement. What that costs: Deductions nobody can identify, a Schedule E filled in from a bank balance, and no way to tell which property is actually carrying the portfolio.
Every property, on its own set of books.
Split by property. Income and expenses assigned per property, so each one has its own P&L, whether they sit in one LLC or five. Gross revenue, not just net payouts. Platform fees and commissions broken out as expenses instead of quietly disappearing into a smaller deposit. Furnishing and setup costs kept separate. Appliances, furniture and improvements coded as assets when they happen, so the depreciation side is ready for your preparer or your cost seg study. Cleaners and contractors tracked. Payees tagged once and coded correctly after that. At year end you get a list of who may need a 1099 and which W-9s are missing.
A note on scope:
your booking records, nightly rates and hour logs stay yours. We keep the financial side clean and flag anything your tax advisor should see before the year closes.
Priced per entity, by how much actually happens in it.
One property in one LLC: from $300 a quarter. Three entities: around $1,250 a quarter, one invoice. Behind on last season: from $1,500 per year behind, 25% off every year after the first. Comparable real estate bookkeeping firms quote $400 to $700 a month for a small portfolio. We are quarterly, so the same work costs less.
